It is a schedule, not a project
Residential work finishes. Commercial work is an install followed by a maintenance rhythm — mowing, bed work, pruning windows, seasonal colour, irrigation checks, and the cleanup after the weather that North Texas reliably produces. The install is designed around what it will cost to keep, because a design that needs more attention than the budget allows degrades within two seasons.
You cannot shut the property down
Work phases around business hours, tenant access, parking and deliveries. Entrances stay usable. On sites that run around the clock, that means the plan matters more than the crew size.
The landscape carries liability
Sightlines at drives and intersections, clear walking surfaces, trees sited so roots do not lift pavement in eight years, lighting that reaches the places people actually walk after dark. These are design decisions, and they are cheaper to make once than to retrofit.
The conditions here
Caliche and clay, thin soil over rock in the hills, hard rain that arrives all at once, and summers that will find every weak spot in an irrigation design. Commercial irrigation also answers to metering, backflow and municipal watering restrictions in a way a house on a well does not — and a system zoned for a catalogue rather than for real pressure will underperform quietly for years.
Xeriscape and native planting are not a style choice on a commercial site. They are the difference between a water bill you can budget and one you argue about.
