A lease is a property, and property work is what we do. Lanes, plots, seeding, clearing, water and access — planned together, on a calendar, by one company.
The whole property, not one plot
Most habitat spending goes into food plots, which is the most visible piece and rarely the limiting one. On the majority of properties we walk in this country, the constraint is cover, water distribution or browse pressure — not tonnage of planted forage.
So the first conversation is a walk: what is actually holding your deer numbers or your age structure back, and what would move it for the least money. Sometimes that is plots. Often it is cedar removal that puts grazing and water back, or a second water source that opens up a quarter of the place that was never being used in August.
What we do
- Food plots and stand lanes — soil test, disc, lime, fertilize, drill; lanes cut to the stand and kept open
- Native range seeding — bluestem, switchgrass, sideoats, Indiangrass and forbs behind clearing
- Brush management — cedar and mesquite, mulched or shredded, with hardwoods and travel corridors left standing
- Water — tank access and cleanout, trough and guzzler siting
- Access and infrastructure — roads, feeder and blind pads, gates and entrances
The calendar, because timing is most of it
Habitat work is seasonal and the windows are not negotiable. Soil samples go in winter so lime has time to work. Native seed and warm-season plots go in February to April. Cool-season plots drill August to September. Clearing runs in the off-season. Lanes get a maintenance pass before the season opens.
A lease on a plan costs less and produces more than a lease that calls in August wanting a plot by opening day.

If you run paying hunters, the property is inventory. We work with outfitters and lease managers on multi-year habitat plans, and we can phase the work so it fits a season’s revenue rather than landing in one invoice.
